You need to check the possible alternatives before you make a commitment to a scheme. There are a number of issues you need to consider carefully before choosing.
How do you define “Equity Release”?
"When a new or larger mortgage is taken out to free some of the equity that has built up in your property."
OR
"Equity Release is a mechanism to turn the cash value of a house into capital payments and/or a stream of income and capital payments."
Some people have seen the value of their homes more than double since the mid 1990s. Retired folk are particularly attracted to using the rising value of their homes to boost their regular income. There is no shortage of plans on the market promising to help you do just that.
But do they deliver?
The answer is they can but you will need to do some homework to decide exactly what you want.
The schemes differ but essentially most of them work by giving you a loan on the value of your property. The way it works is you receive the loan as cash either as a lump sum or on a monthly basis and continue to live in your home. Eventually, the company that loans you the money will recover it either by selling your property after your death or if you sell your property - because you need to move into a care home.
